What's Different About Manhattan Work
Co-op & Condo Boards
Most Manhattan multifamily work requires a written scope, a COI naming the building and managing agent, and an agreed-upon work window. We handle the COI request and the board paperwork as part of the project, not as an extra.
Riser Closet Access
Riser closets in older buildings are often shared with cable, internet, and the building's own LV system. We coordinate with the super, resident manager, and other vendors so we are not stepping on top of someone else's panel.
Pre-War Finish
Pre-war plaster and original molding mean fewer penetrations and longer pulls. We plan routes around the building's bones, and we tell you upfront if a clean install is going to require fishing through a different wall.

Do you work with co-op and condo boards?
Yes. Most of our Manhattan multifamily work goes through a board or managing agent. We provide scope letters, COIs naming the building and the agent, and any product literature the board asks for.
Can you install during off-hours so we don't disturb neighbors?
Yes, with notice. We schedule weekend and evening work for buildings that require it. Some buildings have strict no-noise windows, and we coordinate around those.
My building is landmarked. Will that affect what you can install?
Often. Exterior cameras on a landmarked façade may need LPC review, and signage rules can be strict. We have done landmarked exterior work before, and we'll tell you upfront if your specific install needs LPC consultation.
Do you replace older intercom systems with mobile-app systems?
Yes. We do full intercom replacements and partial overlays. ButterflyMX, Comelit Visto, and Aiphone IX are common targets for buildings moving away from older 4-wire systems.
How much does a Manhattan install typically cost?
Single-family residential security and networking falls in the $6,500 to $25,000 range. Co-op or condo intercom replacements scale by unit count, generally $400 to $900 per unit. Office build-outs are scoped by drop count and rack design.
